According to Saratoga Springs City Court Documents, legal possession of the property was handed back to landlords Antonio and Janet Calvi of New Canaan, Conn., after tenants Peter Alamia, Arthur Alvarado and Clifford Gonzalez failed to make two rent payments and caused a mechanics lien of $104,841 to company Conboy and Mannion Contracting, Inc. The tenants signed a five-year lease on Jan. 15, 2006 and agreed to pay $6,276 per month or $62,000 per year for rent. They also paid a security deposit of $11,000. Rental payments have not been received by the Calvis since January. In the rental agreement it was stated that the tenants would pay an interest of 18 percent after the seventh day of late rent. Work was done to the property on April 3, 2007 and May 25, 2007 by the contracting company which has also gone unpaid, causing the lien. In late January, the Calvis ordered Alamia, Alvarado and Gonzalez to pay Conboy and Mannion Contracting the owed money within 10 days or vacate the property. The tenants did neither, so court action was taken. On March 26, the Calvis regained their property and an eviction notice was sent to the tenants. Alamia, Alvarado and Gonzalez could not be reached and the Calivs declined to comment on the situation. |
