In the fast-paced world we live in, many homeowners are being attracted to residences that offer more convenience.
The new condominiums being built at 38 High Rock Avenue in Saratoga Springs will put a new spin on the idea when developers merge together the luxury of condominium living with the convenience of staying in a hotel. The complex, known as 38 High Rock Condominium, will feature 45 luxury condominium units, directly adjoined by a 123-room Hampton Inn & Suites hotel. “The nice thing about living next door to the hotel is the residents will have use of all the hotel services,” said Matthew Bette, principal owner of Bette & Cring Construction Group. Owners of the new condominiums will have all the luxuries of those renting rooms in the hotel. The two buildings will be adjoined, so residents don’t even have to walk outside if they want to work out in the hotel’s fitness center or take a dip in the swimming pool. Residents will also be able to take advantage of the hotel’s housekeeping service. “Its all about convenience,” said Michael Hoffman, president of Turf Hotels. “There are no other condominiums that are located adjacent to a hotel that happens to have the same owner and developers that can make and do all the things it will have.” The complex will feature three floors of indoor parking, two of which will be reserved for hotel patrons and the other for condominium residents. Bette also pointed out that the public parking lot located across the street would alleviate the pressure of trying to find a place to park for guests visiting condo owners. The condo and hotel unit is positioned in a great location with the Farmers’ Market being situated across the street and Broadway being only a few blocks away. “You will be right in the middle of everything Saratoga has to offer,” Bette said. The condo units will be priced between $400,000 and $1.5 million, which is the going rate for other condominium units being constructed in the city. Residents will be able to take advantage of a fourth floor sky deck that is intended for the exclusive use of the condominium owner. The area will feature a fireplace, gas barbecue grill, gazebo, outdoor furniture and a snow-melt for the deck floor to ensure year-round accessibility. There will also be an exclusive designer club room with an indoor fireplace, bar and kitchenette located on the fourth floor. The condo units will be located at the top three floors of the building. The first two floors will be set aside for 15,000-square-feet of retail space. Hoffman said that the space is already generating a fair share of interest, but he expects more inquiries to come once the hotel is completed. “We are looking for retail outlets that will be positive to the hotel and make it stronger,” Hoffman said. Construction on the six-story Hampton Inn & Suites is well underway and is scheduled to open in June. The hotel is already accepting reservations for July 15 and later, but they are only allowed to sell 30 percent of the rooms. Hoffman said they already have seven days that are sold out at the 30 percent mark. Bette said that they are hoping to start construction on the condos either this month or early April and they will be available to move into by the spring of 2009. Nonetheless, condos cannot be sold until the partnership receives approval from the Attorney General’s office. Bette said that it’s a process that involves submitting condo documents to the Attorney General for his approval, but he expects the process to be completed by late spring. After the final approval, they will begin accepting deposits on the units. “We like to say luxury has a new address and that’s 38 High Rock,” Bette said. |
